Enterprise Fleet Services is planning an expansion of more than a 29,000 square feet for its Operations Center in Maplewood, Mo. (St. Louis County). The new space is designed to comply with the highest standards established for Leadership in Energy and Environmental Design (LEED) certification. “We’re excited to be creating a environmentally friendly business setting and believe that corporate real estate is one area in which we can demonstrate our concern for the environment,” said Steve Bloom, senior vice president for Enterprise Fleet Services. “While we are looking forward to receiving LEED certification when the space is completed in June 2004, the true winners will be our employees who will benefit from a more user-friendly design in the new work space.” The Enterprise Operations Center expansion project, which has already received preliminary acceptance by the U.S. Green Building Council, represents the first and only time a fleet management company has been considered for LEED certification. Based on well-founded scientific standards, LEED certification emphasizes state-of-the-art strategies for sustainable site development, energy efficiency, materials selection and indoor environmental quality. Only those projects that have been accepted by the U.S. Green Building Council can be considered for LEED certification. Construction work involves retrofitting a 50-year-old, pre-existing, two-story warehouse with a steel and glass facade. To minimize construction waste and maximize flexibility, Enterprise has established SMED Construction Solutions as its interior building standard. This includes raised flooring, movable walls, and zoned plug-and-play data and electrical. In addition, the feasibility of an under-floor HVAC distribution system to lower utility requirements and provide better indoor air quality for employees also is being considered.
